We Love When Our Wentzville Area Clients are Happy
"Jane was very efficient and professional when responding to my request."
Wentzville, MO, is a unique part of the greater St. Louis Metropolitan area. It technically qualifies as an exurb or town outside a dense suburban area. An exurb is still part of a large metropolitan area, but it is further out than most suburbs. Wentzville is a perfect example of an exurb. It is part of St. Charles County, which is north of St. Louis County.
Why is all this geography important? Exurbs are often a fast-growing part of a metropolitan area. As people get pushed out of the crowded downtown and suburban areas, they move to the exurbs. Wentzville is a great example of this trend. It is the fastest growing city in Missouri and has been from 2000-2020. In the 2000 census, Wentzville had 13,931 people living in it. In 2010, that number had risen to 29,070 people. And as of the 2020 census, Wentzville had a population of 44,372. That’s almost double the population in just a decade.
All this population growth means that many communities have been and continue to be built in Wentzville. These communities could all benefit from community property management. For the best St. Louis metropolitan property management, you need Community Property Management or CPM.
At CPM, we specialize in mid- and large-sized homeowners associations, condominium communities, and townhome communities. Property management can increase the value of your community and provide much-needed relief to your Board. Our property managers are experts with decades of experience in the industry. Additionally, we are a locally owned and operated company. We know what Wentzville communities need because we live here too.
Community Management Services for the greater St. Louis area
All communities need to attract and retain residents. At CPM, we can help your Board do just that. We offer a variety of management plans that can be tailored to the specific needs of your community. There are no cookie-cutter plans when you work with CPM. The three main plans we offer are outlined below. You can also find more information about these plans on this page.
Accounting-Plus: For communities that only need a little property management help, we offer the Accounting-Plus plan. It covers the basic needs of any community. Some of the services included are such things as customer service and a web portal. We also offer add-ons for an hourly fee. These include regulation enforcement and board meetings.
Full-Service Management: Our medium-sized plan is the Full-Service Management plan. It includes all of the services of the Accounting-Plus plan in addition to many more. Some of the services specific to this plan include work order reports, board meeting preparation, and owner file maintenance.
Custom Management and Maintenance: The Custom Management and Maintenance is our most involved plan. If your community chooses this plan, we will work with your Board to create a unique blend of services. You will get the exact services you need when you choose the Custom Management and Maintenance plan.

How CPM took the Small management company mentality and became a Missouri and Illinois Management Leader...
The culture of CPM is centered on exceeding the expectations of owners and board members through its staff and the use of current technology. While we’re innovative in our approach to management, we haven’t lost sight of those who have not yet transitioned. We’ll meet you wherever you are.
CPM was started in 1985 with the idea that community management should be accessible, transparent, ethical, and proactive. With this simple business plan in place CPM has expanded to serve a variety of communities (to include, Condominium, Villa, Single-Family Homes (HOA), Town-home, Mid-Rise, and other styles of Multi-Family communities) and extended our service area to the entire Greater St. Louis Missouri and Illinois Metropolitan area including Missouri’s St. Louis, St. Charles, Jefferson, and Franklin Counties; the Columbia Missouri area, and the Illinois counties of Madison, Monroe, St. Clair and Jersey. We are dedicated to managing community associations.
We work with a set of best practices that align with the code of ethics that earned us Community Associations Institute’s Accredited Association Management Company (AAMC) designation – a designation that denotes the exemplary capabilities and standards of CPM.
